Annual sweeping of chimneys and the cost in failure to do so.

Communal areas

Excluding: rubbish

External decorating only
Internal decorating: including small settlement cracks and the removal of condensation

Domestic appliances

Such as cookers, fridges, washing machines, dishwashers.

Doors

Internal and external including frames. Except tightening screws.

Letter boxes

Missing flaps etc.

Locks and latches

Internal doors to a dwelling
External doors

Loss of keys

Including: repairs to force enter if you get locked out and including broken keys in locks.

Downspouts and soil stacks

Guttering

Rainwater storm gullies traps

Including clearing blockages

Floor coverings. Excluding wet areas bathroom etc.

Including adapting doors to accommodate carpets

Fence and gates (existing only)

Rural Housing Association do not provide fencing or gates after a tenancy has started. The erection of fencing is strictly forbidden unless permission has been granted by the association.

Such as coat hooks, curtains, curtain rails etc.

If broken you must obtain a crime number from the police. You must also provide the name of the police station. Note: we will only carry out temporary board up. Re-glazing is a tenant’s responsibility unless extenuating circumstances exist.

Excluding: bleeding after oil has ran out or resetting thermostats. Also if tank is found to be propped up in anyway by the tenant to increase the oil flow.

By ants, wasps, bees, cockroaches, mice, silverfish, rats bedbugs or flies.

Plastering/ rendering

Internal or external after inspection. Excluding settlement cracks on ceilings or walls (tenant responsibility)
Including window sill, catches, sash, cords and frames after inspection.

Tiles, battens, felt, roof structure, fascia boards, soffit and verge pointing.
